Intervenció i canvi d'ús dels edificis Forteza-Rey i Magatzems Àguila

Abstract

L’objectiu d’aquest projecte és transformar dos edificis emblemàtics de la ciutat de Palma amb un conjunt harmònic i funcional. El resultat serà d’un edifici obert al públic com a hotel i restaurant. En el conjunt hi intervindran tres cossos arquitectònics diferenciats: Edifici A: Els magatzems l’Àguila construïts al 1908 per Gaspar Bennàssar i Jaume Alenyà, segueix la tendència art noveau. Ocupa una superfície de 540 m2 repartits en 5 plantes. Originàriament era l’edifici del centre comercial l’Àguila, el qual tenia diferents franquícies per Espanya. Edifici B: Edifici Forteza-rey o Can Rei construït entre el 1907 i el 1909 per la família Forteza-Rey. De tendència modernista amb clara influència d’Antoni Gaudí. Originàriament va ser realitzat com a edifici d’habitatges. Cada una de les plantes fou destinada a un dels fills de la família. Actualment són oficines. Edifici C: Aquest edifici fou construït a la mateixa època i l’utilitzarem per a unir els altres dos. Els tres edificis es troben al costat de la plaça major de Palma, a la cruïlla entre el carrer Monges i el carrer Colon, lloc de gran afluència turística. La intervenció comença per un aixecament in situ dels dos edificis per poder realitzar el posterior estudi, adaptació i canvi d’ús. No es disposa de plànols dels edificis. A continuació hi ha la recerca històrica, situant els edificis en el seu context històric i qui foren les persones que hi intervingueren. A partir d’aquí es realitza una proposta d’adaptació i canvi d’ús. El projecte està pensat aplicant la normativa del Codi Tècnic de l’Edificació i contemplant aspectes de la Llei d’Accessibilitat, tenint en compte els temes mediambientals. La memòria anirà acompanyada de plànols detallats de tots els aspectes necessaris per a entendre el funcionament del conjunt i uns annexes per tal d’acabar-ho de completar.
