Mi proyecto final de grado trata del estudio de una inversión económica prevista a realizar por
un inversor, el cual posee un edificio hotelero actualmente en desuso y un restaurante anexo
con muy malas perspectivas de futuro.
Estos edificios se encuentran enmarcados dentro de una parcela, en la cual también existe una
central de repostaje de carburantes.
Este inversor pretende conocer las posibilidades real del recinto, teniendo la posibilidad de
vender a día de hoy el edificio, o por lo contrario, realizar una inversión mediante la reforma
del edificio, intentando impulsar de esta manera el futuro económico tanto del hotel como del
restaurante.
Dicha inversión tiene como propósito, obtener un alquiler sobre el establecimiento, puesto
que la intención del inversor es alquilarlo a un explotador.
A lo largo del proyecto, se realizará el estudio de viabilidad del negocio, después de realizar
una reforma integral del edificio, dentro de sus posibilidades.
Para ello se analizará la inversión desde varias perspectivas, empezando por analizar las
perspectivas económicas que nos rodean, así como el estado del turismo de nuestro país.
Consiguientemente se realizará un análisis de mercado, seguido del plan de marketing previsto
para la explotación de los inmuebles. Por último se realizará un análisis de los costes a asumir y
del plan financiero.
De esta manera se ha podido obtener claramente los resultados de realizar una inversión
sobre este establecimiento, y poder conocer cuánto es el valor que puede obtener por el
alquiler anualmente el inversor y poder concluir si finalmente le resulta o no viable la inversión
dentro de los escenarios planteados.English: My final degree project is the study of economic investment planned to be made by an

These buildings are framed within a plot, in which there is also a petrol station.
This investor intends to invest, thereby trying to push the economic future of both the hotel
and the restaurant, or otherwise propose the sale of the properties.
This investment aims at obtaining a rental on this property, since the investor's intentions are
to rent to an operator.
Throughout the project, the feasibility study of the business will be conducted, after
conducting a comprehensive reform of the building within its possibilities.
This investment will be analyzed from several perspectives, starting with the analysis of
economic outlook around us, and the situation of tourism in our country. Consequently a
market analysis will be carried out; followed by a marketing plan for the use of the buildings.
Finally an analysis of the costs to be assumed and the financial plan will be implemented.
In this way it was possible to obtain the clear results of making an investment on this property,
and to know how much value the investor can get for the annual rent and finally to conclude
whether or not it is a viable investment within the proposed sceneries.
