El presente trabajo tiene como objetivo principal hacer un cambio de uso de la masía Can Costa, antiguamente
Manso Costa, a hotel rural. La masía está situada en la comarca de la Garrotxa (Gerona), en Sant Ferriol, en un
pequeño pueblo llamado Fares.
La masía siempre ha pertenecido a la misma familia. Una familia acomodada y alto poder adquisitivo. Puede
verse en el tipo de edificación, ya que por aquella época el tener una masía con Mas, masovería y tantas
hectáreas de conreo denotaba cierto estatus. Antiguamente se utilizaba para lo que había sido construida, la
ganadería y agricultura, pero con el paso del tiempo, se han ido dejando esas funciones, pasando a ser el Mas
una residencia de veraneo y la masovería a su uso principal, ganado en planta semisótano, vivienda en planta
baja y almacén de maquinaría, utensilios y víveres. Hoy en día, con el transcurso del tiempo, las edificaciones se
han vuelto algo precarias, por lo que el Más permanece cerrado y no es habitado durante el año, por el contrario,
la masovería continúa con su funcionalidad principal. En ella habitan una pareja de masoveros que se encargan
de la agricultura, ganadería y mantenimiento general, destinando las estancias de la edificación a las mismas que
antaño.
Con el paso del tiempo se ha ido perdiendo documentación de los planos constructivos y planos de actuaciones
que han ido teniendo las edificaciones. Se hace visita al ayuntamiento de Fares y archivo de Olot, pero ningún de
ellos tiene ningún tipo de documentación constructiva de la masía por lo que primeramente nos llevó a realizar el
levantamiento de planos mediante croquis y con ayuda de planos topográficos. Seguidamente procedemos a
estudiar sus elementos para poder comprender el conjunto edificado y sus modificaciones en el transcurso del
tiempo, comprendiendo el motivo tras el estudio de las masías catalanas en su evolución histórica. Una vez
comprendida la edificación, se estudia las posibles adaptaciones que deberían llevarse a cabo para el cambio de
uso a complejo hotel rural. Se hace un estudio de patologías previo a la propuesta de uso, para incidir en ellas a
la hora de proceder a su modificación constructiva, subsanando así dichas patologías.
Las modificaciones que han tenido tanto el Mas como la masovería con el fin de unir, de alguna manera, las dos
edificaciones nos han llevado a modificar varias veces el proyecto, encontrando problemas en la unión de las dos
edificaciones con sus estructuras independiente y sus prolongaciones. Finalmente se llega a una solución que
procedemos a desarrollar en el presente proyecto.
El conjunto está formado por dos edificaciones que se unen entre sí por medio de una escalera situada en la
planta más alta de cada edificación. A escasos metros, al noreste, se sitúa una pequeña estructura abierta
destinada al almacenamiento de paja la cual también contemplamos en nuestro proyecto para darle un cambio de
uso. También modificaremos el exterior dotando el hotel rural de parking, piscina, zona infantil y terraza
restaurante. |

English: The aim of this project is to realize a change of use of Can Costa farm-house for a long time ago known as Manso Costa, to a rural hotel. The farm-house is located in the area of La Garrotxa (Girona), in Sant Ferriol, near to a very small town named Fares.
The farm-house has always belonged to the same family. It is a wealthy and well-mannered family. You can see it from the kind of building. Formerly it was used as it was planned for: farming, stock and vegetables and the farmhouse come back to good conditions. On its early ages the farmhouse inhabitants used it for farming, both stock and vegetables, but, eventually, their functions began to change, turning their house into a summer residence and the farm-house into a daily use, being distributed as a stock-living in the cellar, and a living house in the main floor, keeping the main floor as a basement for food and hardware tools. Some years later, the status of the building has become precary and for this reason the house remains closed and it has not been inhabited anymore. On the other hand, the farm-house keeps their main functions. A married couple of farmers live in there, and they take care of all the farming and the maintenance of all the far-house, treating the household areas as they used to be.
Over the years, documentation about the architectural planes and actuation maps around the buildings has been losing. We visited the Fare town-hall and Olot archive, but none of them had any type of documentation in reference to the construction of the
farm-house, so it took us to the determination of realizing the hoist planes by sketching it and aided by topographic planes. Immediately after we proceed to evaluate their elements, so we got to comprehend the build overall and their on its structure, trying to understand the aim of this after having studied the Catalan farm-house legacy. Once the building comprehension has been realized, we evaluated some of its viable adaptations that must be executed for a rural hotel. A building pathology research has been previously done to the proposal, so we can fall over their construction modification, correcting those pathologies.
We observed that the house and farm-house were somehow modified trying to join both constructions into one. This situation made us change our project several times in order to find out how we schemed the union of these buildings, as they are independent structures and their prolongations were not clear at all.
Finally we have come up with a solution that we are going to develop on this project now:
The farm-house set consists on two different buildings that join each other by stairs that are located on the highest floor of each construction. A few meters away, north-east headed, we can find a little open construction destined to the straw storage, which also takes part in our project, because it was a part of this adaptation. We are also about to change the outdoor of this farm-house, giving to the rural hotel some space for a car park, a swimming pool, a park, and a restaurant terrace as well. |
