La rehabilitación de la vivienda no ha llegado a superar el 25% respecto obra nueva en España aun cuando la mitad de las viviendas fueron construidas antes de 1970. Además, el impacto ambiental de la construcción es uno de los más altos de todas las actividades industriales debido a la cantidad de materiales utilizados, recursos consumidos y a los residuos que se generan. El modo de reducir el impacto ambiental actual del conjunto del sector pasa por intervenir en el parque edificado, optimizando los recursos y la generación de residuos. El sector residencial está construyendo y rehabilitando en la obsolescencia mediante la inflexibilidad, la vivienda ha de poder adaptarse a lo largo del tiempo a las transformaciones que sufrirá.
La solución se halla en la rehabilitación perfectible, flexible y sostenible, con capacidad de evolucionar en el tiempo y considerando criterios de independencia e intercambiabilidad de las partes, siendo susceptible de incorporar cambios y mejoras. El objetivo será mejorar las actuaciones de rehabilitación teniendo en cuenta los criterios de perfectibilidad, flexibilidad y sostenibilidad, para ello se estudia el nivel de aceptación de los conceptos en las rehabilitaciones efectuadas hasta ahora y en consecuencia se propone una metodología de análisis.
¿Cómo proyectamos para el tiempo? La adaptabilidad es una característica del diseño que engloba estrategias espaciales, estructurales y de servicio, este cambio significa proyectar los edificios, no como un trabajo acabado, sino como un objeto imperfecto cuyas formas están en continua evolución. Es necesario introducir nuevos conceptos que incorporen estas ideas de adaptabilidad y sostenibilidad, entendidas como versatilidad de uso y posibilidad de reciclaje y reutilización a la rehabilitación. Destacan tres importantes corrientes teóricas que traten el tema de la adaptabilidad en relación con la edificación residencial: Open Building, Flexible Housing y Design for disassembly. El Open Building reconoce el cambio como una realidad en el entorno construido, el Flexible Housing estudia las formas de conseguir una vivienda flexible y, por último, el Design for disassembly quiere gestionar el fin de la vida útil de los materiales de los edificios para reducir el consumo de materiales primas mediante la reutilización o reciclaje.
El método de análisis será una síntesis de los criterios de estas tres corrientes teóricas que se utilizará para analizar ocho casos de estudio, de donde obtendremos los resultados que se pondrán en relación y se discutirán. |

Also, the environmental impact of construction is one of the highest in all the industrial activities due to the quantity of materials used, consumption of resources and the generation of residues. The method for reducing the environmental impact of the sector goes through the intervention of the built park. Optimizing resources and waste generation. The solution lies in improved, flexible and sustainable rehabilitation, with the ability to evolve over time and considering criteria of independence and interchangeability of parts, being susceptible to incorporate changes and improvements. The aim will be to improve rehabilitation activities taking into account the criteria of perfectibility, flexibility and sustainability, for which the level of acceptance of the concepts in renovations made so far is studied and therefore an analysis methodology is proposed.
How do we plan for the weather? Adaptability is a design feature that includes spatial, structural and service strategies, this change means designing buildings, not as a finished work, but as an imperfect object whose forms are constantly evolving. It is necessary to introduce new concepts that incorporate these ideas of adaptability and sustainability, understood as versatility of use and potential for recycling and reuse to rehabilitation. Three important theoretical trends that address the issue of adaptability in relation to residential building stand up: Open Building, Flexible Housing and Design for disassembly. The Open Building recognizes the change as a reality in the built environment, the Flexible Housing studies ways to get a flexible housing and, finally, the Design for disassembly wants to manage the end of life of building materials to reduce consumption of raw materials through reuse or recycling.
The analysis method is a synthesis of these three school of thoughts criteria that will be used to analyze eight study cases, from which we will obtain the results that will be put in relation and be discussed. |
