Esta investigación estudia el impacto de las externalidades que son generadas por los flujos y atracciones turísticas sobre la formación de los valores inmobiliarios de los distritos de Ciutat Vella, Eixample, Sants Montjuic y Sant Martí y la segmentación residencial en Barcelona. La
hipótesis planteada es que los corredores y atracciones turísticas en Barcelona crean
externalidades que inciden positivamente sobre los inmuebles turísticos y de forma contraria sobre los residentes, creando de esta manera submercados distingidos.
Para este análisis se dispuso de una base de datos de 1100 pisos ofertados en alquiler a
residentes y de 622 pisos ofertados en alquiler a turistas, localizados en los distritos de Ciutat Vella, Eixample, Sants Montjuic y Sant Martí de Barcelona, la cual fue procesada por medio de la técnica de precios hedónicos para así obtener regresiones lineales múltiples
semilogarítmicas que demostraron que los turistas le dan gran valor a los servicios de hotel que ofrecen los pisos, aprecian alojarse cerca de las principales atracciones turísticas pero distinguen un bad crowding en Portal del Angel y Carrer Jaume, ambas son vías con altas densidades de peatones. Sin embargo, en el mercado residencial de la población local, se
valoran los pisos con comodidades como aire acondicionado, calefacción, ascensor, ubicados en zonas con menores congestiones, cercanas al mar, y sobre la Vía Laietana, que al igual que para los turistas, representa un multiplicador de precios de los inmuebles.
Esta investigación surge de la necesidad de aplicar en una gran ciudad métodos estadísticos similares que han sido aplicados en estudios anteriores para analizar el impacto que tienen las
externalidades turísticas sobre los valores inmobiliarios. Asimismo, en Barcelona no se ha realizado una segmentación del mercado residencial según el tipo de oferta de los inmuebles (locales o turistas). |

This research studies the impact of externalities that are generated by flows and tourist attractions on the formation of real estate values in the districts of Ciutat Vella, Eixample, Sants Montjuic and Sant Martí and market segmentation in Barcelona. The hypothesis is that flows
and tourist attractions in Barcelona create externalities that impact positively on apartment for tourist in contravention of the residents, creating distinguished submarkets.
For this analysis it had a database of 1100 flats offered for rent to residents and 622 homes offered for rent to tourists, located in the districts of Ciutat Vella , Eixample, Sants Montjuic Barcelona and Sant Martí, which was processed by the hedonic price technique to obtain multiple linear semilogarithmic regressions that showed that tourists give great value to the
services offered by the hotel floors, they appreciate staying near the main tourist attractions but distinguish a bad crowding in Portal Angel and Carrer Jaume, both are ways with high density of pedestrians. However, in the residential market of the local population, are valued floors with
amenities like air conditioning, heating, elevator, located in areas with less congestion close to the sea, and over Via Laietana, that as for tourists, represents a multiplier of property prices.
This research arises from the need to apply in a large city similar statistical methods that have been applied in previous studies to analyze the impact of tourism externalities on property values. Also in Barcelona, not done a residential market segmentation by type of offer property
(local and tourists). |
